SCR Form 110 · Agency Disclosure BrochureSCR Form 110 is South Carolina's agency disclosure. It is not a contract. It explains the ways a real estate licensee can work with you, and the duties that come with each one, so you know who is on your side before anything else happens.
By South Carolina law, at our first substantive conversation about your plans or a property, we give you this disclosure and walk you through it in plain words. We may ask you to sign it. Your signature shows that you received it and that it was explained to you. It does not hire us, and it costs nothing.

A home is the largest thing most people ever buy or sell. The other side of the table will have a professional. With a signed agreement, so do you: one person whose job is your result, from the first conversation to the closing table and after.
What we do for you as your buyer's agent.
The listing agent works for the seller. Under an Exclusive Buyer Agency Agreement, we work for you, and we owe you the six duties above.
- The right price, not the asking priceWe pull what similar homes actually closed for, show you the numbers, and tell you what we would pay and why.
- Money you would not know to ask forSeller credits toward closing costs, rate buydowns paid by the seller, repairs after inspection, and South Carolina down payment programs. We ask for all of it, in writing. In 2026, our buy-side clients have averaged $9,217.50 in negotiated seller concessions.
- A pre-approval you can trustWe compare two or three lenders side by side before you tour, so your number is real and your offer is taken seriously.
- Inspection triageAn inspection report can run forty pages. We tell you which lines matter, what to ask the seller to fix, and when to walk away.
- New construction with someone on your sideThe builder's sales agent works for the builder. We read the contract and the upgrade pricing, track the build, and bring in an inspector at framing and at final.

Under an Exclusive Right to Sell Listing Agreement, our job is your net at closing, not just a sold sign.

What representation looks like in practice.
Fees are agreed in writing before you tour.
Since August 2024, buyer representation in South Carolina is agreed in a written agreement before you see a home. Our fee is stated plainly in that document, and in most Greenville transactions it is still requested from the seller or listing brokerage as a concession. Sellers agree their fee at listing. In both cases you see the number before you sign anything, and a first conversation is always free.
For buyers, that document is an Exclusive Buyer Agency Agreement. For sellers, it is an Exclusive Right to Sell Listing Agreement. Each one states the fee, how it is paid, and how long the agreement lasts. You keep a signed copy.
All real estate commissions and fees are negotiable and are not set by law.
